This is the time of year that home owners and property managers are thinking about their irrigation needs. Irrigation systems are used extensively throughout the country, many of which are operated with computerized water management equipment controlling the application of water to the soil.

This will be increasingly vital as state and local governments get stricter regarding water regulation and conservation. And, since water rates are climbing, it is in your best interest to make sure the job is done right. Irrigation Station and the Houston Gulf Coast Irrigation Association (HGCIA) share tips to selecting an irrigation contractor and protecting yourself from buying a poorly installed system.

As the Houston Gulf Coast Irrigation Association states in their free brochure, "Underground sprinkler systems, when designed and installed in the proper manner using proper equipment, not only eliminate the time consuming chore of hand watering your lawn, but also provide your landscape with more uniform coverage and application of water... ." This in turn aids in the growth and health of your landscape, improving the beauty and value of your property -- particularly important if you are trying to sell your home -- as well as conserving water.

Bearing this in mind, how can one be assured they are getting a "properly installed irrigation system?" Irrigation Station and the Houston Gulf CoastIrrigation Association (HGCIA) provide these helpful tips:

1. Is your prospective contractor or designer a state licensed irrigator?

2. Have you discussed the equipment to be used, and does the contractor understand your needs?

3. Will the contractor submit to you an "As Built" Irrigation Design bearing their seal, license number and name upon completion of the installation?

4. Will your prospective contractor provide a signed written contract if you desire one?

5. What type of warranty does the contractor provide and what is their reputation concerning warranty work?

6. Remember. The low bid is not necessarily the least costly in the long run.

7. Ask for references.

8. When selecting an irrigation contractor, look for industry association affiliation, in addition to a state licensed irrigator's number such as the Texas Licensed Irrigator1s number (eg. TLI 1234) -- both of which you can verify by calling the respective organization. It is your assurance of quality design and installation.

If the home you are purchasing already has an irrigation system (as more and more new homes come with them), here are a few additional suggestions from Irrigation Station that will help you evaluate the quality of the system:

1. Before you take possession of the property, have the seller provide a plan that shows the location of the sprinkler valves.

2. Have the system operated in your presence to be sure everything is working, and/or make it a part of your purchase agreement that the system is in good, working condition.

3. Obtain the name of the installer if available.

4. If repair is needed, contact a state licensed irrigator or email Irrigation Station for a referral in Texas or Oklahoma at
sales@irrigationstation.com.

As with any home system, from stereos to air conditioners, proper maintenance and care are essential. Many irrigation contractors offer reasonable, yearly maintenance plans to meet these system needs. It is important to make sure adjustments are made for seasonal changes.
